After nearly three decades of closure, Palazzo Dreher has reopened its doors to the public, offering a preview of an extensive redevelopment that seeks to restore one of Trieste’s most emblematic buildings while redefining its role in the city’s future.
Located in the heart of the city center, the early 20th-century palazzo—once home to the Grand Restaurant Dreher and later the stock exchange—has long been tied to Trieste’s economic and social identity. Closed since 1997, it is now the focus of a large-scale rehabilitation led by Reconsult, an international real estate consulting and development firm. The project aims to preserve the building’s architectural character while introducing new commercial, professional, and residential functions.
The temporary reopening comes ahead of the project’s full completion, expected next year. Parts of the building have already been restored and allocated, while others remain under renovation. The redevelopment combines careful conservation with modern upgrades, minimizing structural alterations and integrating new technologies in a way that respects the original design, according to Paolo Mascarello, an architect and partner at Reconsult.
Plans for the site reflect a mixed-use vision. They include a Mango retail store, additional commercial spaces, two fine-dining restaurants under the Harry’s brand—both aiming for Michelin recognition—as well as offices, banking facilities, and luxury apartments. Speaking during the preview, Jurj Scholayer of Reconsult noted that the project also takes into account local consumer habits. While international brands were considered, he expressed doubt that higher-priced chains, such as Starbucks, would resonate widely in Trieste, where residents are less inclined to spend the equivalent of six dollars on a coffee.
Originally built in 1910 during the Austro-Hungarian period, Palazzo Dreher was conceived as a hub of bourgeois social life and modernity. Over the decades, it adapted to shifting political and economic contexts, maintaining a prominent institutional role throughout the 20th century. Its current transformation marks a new chapter, one that seeks to reconnect the building with the city while balancing preservation with contemporary use.
A newly released publication accompanying the reopening traces the history of the palazzo through archival material and a photographic project documenting its evolution. The volume offers a visual narrative of the building’s architectural details and layered past, underscoring its enduring significance in Trieste’s urban landscape.
