Marriott to Open First Tribute Portfolio Hotel in Trieste

During a meeting held last week in the Salotto Azzurro of Trieste’s City Hall, Mayor Roberto Dipiazza received a delegation from Edilimpianti Trieste S.r.l. – Società Benefit, part of Edil Group and Swissoak, for the announcement of a new hospitality project that will bring Marriott International to the city for the first time.

Representatives from the two companies — including Vincenzo Settimo, Gianmaria Franza and Emanuele Cristelli of Edilimpianti, along with Iyes Tapiero and Ziad Nohra of Swissoak — presented the plans for a Tribute Portfolio hotel, Marriott’s upscale boutique brand. The project’s designer, engineer Denis Zadnik, was also in attendance.

The new four-star-superior property is being developed inside Palazzo Fulle, a historic building at Viale Miramare 7, which is currently undergoing an extensive restoration and urban renewal effort. Construction has already begun. The renovation is expected to take 18 months, with the hotel aiming to welcome its first guests in the summer of 2027.

Mayor Dipiazza said he welcomed the decision by private investors to expand in Trieste, noting that the city “is experiencing a period of extraordinary growth, attracting investment, talent and culture from around the world.” He highlighted the restoration of Palazzo Fulle and the arrival of Marriott’s Tribute Portfolio brand as evidence of this momentum, calling the project “a preservation of an important architectural asset” and an initiative that will help revitalize the city’s waterfront while strengthening Trieste’s appeal to international travelers.

The mayor also linked the development to broader changes underway at Porto Vecchio — now being repositioned as Porto Vivo — describing the new hotel as part of a network of opportunities expected to generate economic, cultural and environmental benefits for the area.
